Built to suit excellence: RSP developers bold real estate vision

In an industry dominated by large players focused on Built-to-Suit (BTS) developments, and mid-sized developers leaning towards ready-to-move commercial spaces, RSP Developers from Gurugram is boldly charting its own course.

Specializing in Built-to-Suit (BTS) solutions for corporate and institutional clients, RSP Developers stands out as one of the few niche real estate firms in India offering not only custom-built infrastructure and workplaces, but also innovative financial engineering and long-term monetization models tailored to institutional needs.

“Being in this space requires significant capital and patience due to longer turnaround times,” says Satya Priya Yadav, Co-founder and Group CEO of RSP Developers. “But our vision is clear – to create world-class, hi-tech, sustainable, and innovative workspaces that attract global brands and push the boundaries of Indian real estate.”

This forward-looking approach has yielded exceptional results. RSP recently delivered a landmark project: South Asia’s largest Aviation Training Academy for Air India, located in Gurugram’s rapidly developing Sector 75. The academy is a key component of the company’s flagship development – the e-novation Centre, a 12-acre innovation and training hub.

Spanning over 6,00,000 sq ft across six blocks, the Air India facility includes three bespoke BTS structures, meticulously designed to accommodate over 20 Full Flight Simulators, advanced safety training modules, and purpose-built classrooms. The first phase of the project went live in early 2024 –less than six months from lease signing – a record-setting timeline in Indian commercial real estate.

“This isn’t just a facility – it’s a vision realised,” Yadav adds. “We’ve built a high-tech, sustainable ecosystem that will help Air India empower the next generation of aviation professionals. Projects like these reaffirm our mission to elevate India’s real estate landscape through cutting-edge BTS developments.”

Beyond pilot and cabin crew training, the facility will support Air India’s expanding Airbus and Boeing fleets, making it an essential component of India’s growing aviation infrastructure. The project’s 21-year lease at an annual rental of approximately ₹70 crore underscores its significance as a long-term institutional investment and a marquee transaction in the Gurugram market.

RSP’s e-novation Centre is also home to the BMW Group Training Centre – a 1,15,000 sq ft IGBC Gold-rated facility designed to deliver extensive training in product, sales, and service excellence for BMW’s pan-India dealer network.

Founded in 1996 by Raj Singh Yadav and Satya Priya Yadav, RSP Developers has delivered over 1.5 million sq ft of premium real estate across Sectors 18, 44, and 75 in Gurugram. The company has built a reputation for reliability and innovation in BTS projects, offering unmatched advantages in financial structuring, single-ownership models, and sustainability.

Their elite client portfolio includes Air India, BMW Group, PolicyBazaar, Droom, IFF, and Ceva Logistics, among others. With each project, RSP Developers continues to shape the future of Indian workplaces – creating bespoke environments that redefine where and how India works.
